Site Content

Site Investigation Report

Summary report designed to identify technical information for design professionals, required critical approvals and costs to develop site for end user specific operations. Key areas of focus include zoning, planning, engineering, fire, building, health, utilities (city, private and franchise) liquor licensing, DOT, private agency approvals, architectural reviews, and regulatory agencies. The report will also identify non-prototypical design obstacles. 

Real Estate Transaction Review

Review of Letter of Intent (LOI), draft contracts and leases to identify critical transaction items such as timing, use classification and restrictions, rent commencement triggers, design criteria, deliverables, cost sharing items, utility specifications, 3rd party approval requirements, operational constraints, etc. 

Due Diligence Services

Manage proposal process for initial project studies – bid, qualify and award

Work with consultants to perform preliminary field testing and regulatory analysis, including but not limited to:

  • Survey
  • Geotechnical analysis
  • Phase I Environmental Testing
  • Asbestos testing 

Combined with findings in Site Investigation Report, identify any additional studies or updates needed::

  • Phase II
  • Flow tests
  • Asbestos Removal/Air Quality Monitoring 
  • Site Plan updates
  • Structural analysis of non-proto foundation recommendations 
  • Wetlands and/or Floodplain studies 
  • Parking study
  • Traffic Impact Analysis (or update)
  • Stormwater analysis 

Report to client any non-prototypical timing, design and budget impacts which may include:

  • Additional studies required
  • Building design modification – may include materials, structural components, and/or design 
  • Site design impacts for access, landscape requirements, setbacks, utility deliverables 

Permit Management

  Coordination of all city, private, county, and state review and approvals

  • Identify critical milestones and steps in each process – which run linear and which run concurrently 

Project Transition

  • Transition project  from development and permitting team to construction team – identify what has happened to date and next steps to finalize specific construction deliverables and required inspections 

Entitlements

Management of discretionary and non-discretionary approvals for full permit approval and release.  The following are specific approvals required on many projects:  

  • Platting
  • Planned Development (PD) amendments and approvals 
  • Development Review Committee (DRC) approvals 
  • Specific Use Permits/Conditional Use Permits
  • Development Plan approvals
  • Variances
  • Special Exceptions 
  • Architectural Review Board (ARB)
  • Developer Reviews including Architectural Control Committee (ACC) and Design Review Board (DRB)

Utility Coordination

  • Identify existing infrastructure and available capacities to serve client needs
  • Verify deliverable responsibilities and timing for all infrastructure (i.e. tapping of main lines, primary conduit and conductors, secondary conduits and conductors, trenches, transformers, meter set, etc.)
  • Collaborate with utility field engineers, architects and civil engineers on capacities, design, and routing to be included in drawings. Outline any design features such as regulators, backflow preventors (BFP), reduced pressure valves (RPZ), transformer sizing and meter sizes 
  • Coordinate drawing review and approval, and verify any connection, impact, meter and tap fees 
  • Identify any required easements including size, location, standard form documents, execution steps, recording requirements and timing
  • Alert client of any non-prototypical deliverables that would trigger atypical construction lead times, design and/or costs
  • Transition project to construction team with key utility field engineer contacts and summary of next steps for final deliverables
